These case studies show how I apply commercial discipline and hands-on leadership to unlock progress, protect value, and deliver profitable outcomes. My role is always cross-functional, from refinancing and budget control to managing architects, surveyors, solicitors, and accountants. I’ve even led design and marketing activity, commissioning 3D visuals to sell homes off-plan before the first bricks were laid. A true project lead, focused on one thing: completing schemes faster, selling earlier, and repaying lenders with confidence.

Project: 7-Unit Residential, Farnborough
Role: Commercial Director (Project Lead)
​The Challenge
Hired to take over a 7-unit residential property development that had stalled mid-development. The project had slipped off-budget and was no longer aligned with the original loan timeline. Relationships with both the lender and key members of the supply chain had broken down, putting the development at serious risk.
My Approach
I quickly assessed the commercial and operational issues, then implemented a practical recovery plan. Rebuilding trust with the lender was essential, along with the suppliers and subcontractors. I restored confidence by establishing clear timelines, regaining control of the budget, and ensuring transparent communication throughout.

​The Challenge
The client had acquired land for development but was stuck paying interest on an expensive loan while outstanding planning conditions prevented work from starting. The previous scheme had gone over budget and exceeded the original loan term, leaving both lender and client cautious. A fresh approach was needed to reset confidence, control costs, and accelerate delivery.
My Approach
I reappraised the entire project, obtaining accurate build costs and setting a realistic budget. A new lender was secured and the scheme refinanced. I coordinated the professional team, discharged all planning conditions, and introduced a timber-frame build system to accelerate the programme. All trades were put out to competitive tender to protect margins. Alongside delivery, I created the marketing strategy, worked with agents, and produced scheme visuals to enable off-plan sales that would shorten the loan term.
